The 271-acre Paradise Isle project is envisioned as an interconnected, riverfront mixed-use development that embraces enhanced architectural, landscape, urban design, and land use principles. The Paradise Isle resort destination will add a new, desirable option in North Fort Myers for visitors seeking a unique, pedestrian-friendly village with a broad range of onsite amenities and recreational activities.

Paradise Isle’s 543-room hotel, overlooking the picturesque waters of the Caloosahatchee River and the onsite marina, will serve as a hub within the multi-use district, where pedestrian walkways, bicycles, golf carts, and boats serve as the primary modes of transportation.

The village will be open to the public, so neighbors and guests alike can enjoy the waterfront setting and extensive amenities, including a proposed water shuttle to downtown Fort Myers.

Off the mixed-use isle, Paradise Isle will offer a variety of luxury residential offerings that maximize the site’s riverfront and golf course views.

The residential plans include:

  • Two 20-story towers overlooking the Caloosahatchee River, each with 300 residences
  • 3-story townhomes to the west of the mixed-use isle
  • Two 12-story residential towers adjacent to the golf course
  • 3-story over parking multi-family residences along the golf course

Paradise Isle residents will enjoy a private, gated entrance using a different arrival point than the mixed-use village. Once inside, residents can easily access the resort’s amenities and restaurants using golf carts, bikes, and pedestrian walkways.

Renowned golf course designer Ron Garl will redesign and refurbish the site’s existing links course, which has not been operational for many years. Once completed, the renovated course will offer beautiful view corridors and lush landscaping, with a return to public play for resort residents and guests, as well as local golfers.

Paradise Isle will feature an expanded marina designed to complement the unique aesthetic of the mixed-use isle. With ready access to the Caloosahatchee River, Gulf of Mexico, Pine Island Sound, and Redfish and Captiva Passes, the marina redevelopment plan also envisions a public water shuttle service connecting the resort to the social and cultural offerings in downtown Fort Myers.

The plan includes 200 wet slips and 200 indoor dry slips. The dry storage facility features space for boat sales as well as a retail outlet for boating and fishing accessories.

Visitors to the multi-use isle will arrive via Orange Grove Boulevard, while residents will enter using Birkdale Avenue. The developer is committed to working with Lee County to make intersection upgrades at Orange Grove Boulevard and Birkdale Avenue to improve the flow of traffic, complete landscaping and sidewalk improvements, and implement traffic calming measures.

By design, Paradise Isle will capture traffic within the project by offering extensive on-site recreation, dining, and retail options for both visitors and residents. Convenient boat access between the marina and downtown Fort Myers will further reduce necessary car trips on local roadways.

Paradise Isle is located in North Fort Myers and includes the old Lochmoor Country Club golf course as well as the Paradise Marina. This location is near the area where the Lee County Economic Development Office has designed an incentive program to spur the revitalization of areas that have lagged in the region’s ongoing economic recovery. The pilot project areas are adjacent to US 41, with the focus on job creation through encouraging new commercial, office and industrial development and redevelopment. Although Paradise Isle does not qualify for the program due to its location to the west of US 41, it meets the remaining criteria of the Keystone Project Program and achieves the overall objectives of the incentive program. For example, Paradise Isle will improve the economic vitality of North Fort Myers by creating jobs, increasing sales and hotel tax revenue, and increasing property values. Development will achieve a higher quality environment by embracing enhanced architectural, landscape, urban design, and land use principles. The project will be an impetus to redevelopment and reinvestment in the area and provide a greater variety of goods and services for residents and visitors.
